The difference between these problems arising in a commercial line as opposed to a residential one is that when your business is having pipe problems you can't afford to wait. A commercial space without water is an inconvenience at best and a massive loss of service at the worst.

How to Diagnose & Solve Waterline Problems

When it comes to the city of Tacoma, every business is responsible for their own water lines up to the meter which is included in the main. This means if anything goes wrong, it is the owner of the property’s job to fix it. From the meter, a water line of ¾” or larger pipe runs to the business. This line is buried in accordance with the local depth which is determined by the frost line.
With some water lines, before they enter the building (or just after in some colder climates), they will have a backflow preventer installed. This will prevent low pressure from drawing contaminated water into the regular main water supply. Some buildings also have a second shut off valve at this point for their cold water supply. Some businesses have a pressure reducer installed. This keeps your water pressure down at a safe level (which is generally around 60psi) and prevents your pipes from being damaged by excess amounts of force.
After all of this, the water line may split off into a hose bib or irrigation system for your yard. Typically, once the water line reaches the inside of a building, it connects directly into the water heater or heaters. This will ensure that your business’ hot water supply is receiving an adequate amount of pressure. The cold-water line will also split off here between the water heater and the rest of the building. The line that enters the water heater will become the hot water supply for your business. At the same time, the other line or lines will be rerouted off to provide water to other parts of the building.
Cold water supply lines are typically smaller and split off from the larger lines that run to where the water is more regularly needed and used. Your cold water service lines will run all throughout your business including to toilets and sinks. They will also run to any dishwashers, icemakers, washing machines, or any other appliance you have installed that requires water to operate.
It is considered good practice to install a shut off at any place where your water line connects to an appliance. This will allow you to shut off water to specific parts of your building in an emergency situation while not losing water to the rest of your business.
